Dvorského 8 can become your address in downtown Brno, in a quiet part of the town right next to a park. Seven one-bedroom apartments without angled walls are offered in a rooftop extension of an apartment building in downtown Brno.
The new apartments are located in a quiet part of downtown Brno, at Dvorského 8.
The apartments are oriented to the south-west, allowing them to be sun-lit for the most of the day.
The construction of the rooftop extension will entail the complete renovation of the entire apartment building, including the installation of a glass-wall elevator.
The purpose of the project is to complete a building with architectural qualities but also to offer different solutions and, at the same time, low energy performance of the building (EPC “B”). This building is unique in that individual apartments are accessed via a gallery that runs alongside the entire building on each floor. It is currently a frequently used original element in present-day architecture, especially in Western Europe.
The fifth-floor extension offers seven apartments connected by the aforementioned gallery. Each floor will be accessed by a glass-wall elevator and one central stairwell. Apartment occupants will have to use three security doors on their way to their apartment door.
All one-bedroom apartments offer a practical layout. All rooms can be accessed from the hallway: living room with a kitchenette, bedroom and bathroom. Each apartment has its own heating system (condensing boiler), bathroom with shower, sink and toilet.
What is a gallery? A structure attached along the load-bearing wall of a building on each floor, used to access individual apartments on that floor.
Location
The D8 rooftop extension project is located on Dvorského street, in the favorite Brno-střed borough, in pleasant greenery in the vicinity of a park, bike path.
The convenient location of this apartment building allows its occupants to make use of all advantages of the city, including business and administration centers, shopping centers, gyms, stadiums, restaurants, municipal authorities, pharmacies, doctors’ offices or hospitals and numerous leisure-time facilities, such as inline skating, bike or hiking paths along the Svratka River.
You do not have to worry about problems with transportation. Tram stops, the city’s thoroughfares and easy access to the motorway are located nearby.

Financing
Basic payment schedule (the respective amounts and payment deadlines reflect individual stages of completeness).

Reservation fee of CZK 100,000 including VAT must be paid within 10 days from the signature of a reservation contract.

First down payment in the amount of CZK 100,000 including VAT must be paid within 10 days from the signature of the contingent purchase contract.

Second down payment corresponding to 40 % of the purchase price minus the reservation fee minus the first down payment, including VAT, must be paid within 15 days from the completion of the building shell and entry of the building in progress into the Land Registry.

Third down payment corresponding to 55 % of the purchase price including VAT must be paid within 15 days from the completion of the interior work.

The 5% balance of the purchase price including VAT must be paid within 10 days from the coming into force of the certificate of occupancy.
An individual payment schedule may be prepared during meetings with the client which reflects some specific needs the client may have.
